tech provided estimate for toilet and camera inspectionWe returned today to replace the Hallway bathroom toilet (Kohler – Home Depot), the toilet had a 1.28 gal flush and was not Flushing as it should. Brendan quoted a Toto Drake toilet replacement with a complimentary camera inspection while the old Toilet was removed from the Flange. After running the camera down the drain, I found root intrusion approximately 60' out from the Hallway toilet flange. The root intrusion is in the middle of the front lawn about 5' down into the ground. It looks like the crepe myrtle tree in the neighbors lawn, the roots have made their way into the main drain line which is a primary reason for any Drain lines backing up. This will continue to cause backups. Drain clearing with a snake drum machine to break up the roots is only going to be a short term fix as the roots will grow back and eventually cause backups again. A spot repair replacing this section of drain will be a mor permanent solution.

Tech inspected home. Tech inspected kitchen, bathrooms, water heater, water meter, and laundry area. The only issue found are the fill valves in toilets are allowing too much water into the tanks causing the tanks to continously run. Tech inspected meter to make sure the main water line was not leaking. Customer said Duke energy was out to do some work and may have caused a water leak in the front yard area. Tech inspected meter and meter was not running.

Replace Thermal expansion, replace Leaking moen tub faucet, major toilet Rebuild on Kohler Toilet in master bath (flush column)The master bathroom tub facuet is leaking at the cold side handle when in the 'on' position and the tub spout Leaks around the base when either cold/hot is on. This could be due to age or having been under high pressure for a duration of time before we replaced the PRV in December. Replacing this tub facuet will fix the leaking issue and ensure proper function going forward. The customer also mentioned a Squealing noise when the spigot is ran and some fixtures. This is pressure or temperature related, I checked the thermal expansion tank on the water heater and it is full with water indicating it has failed. Replacing the thermal expansion tank will help protect your plumbing system from thermal expansion/pressure related issues.

After technicians diagnosed issue of a possible, a leak was not detected on the line or at any fixture that was replaced by Ethical Plumbing. This issue is coming from what was previously discussed, which is a restaurant have multiple 3 compartment sinks, commercial dish washer, and bar sink that dumps 140 degree water into a pvc drain that immediately enters a cooler room and creates condensation that makes the pipe "sweat". This is being soaked up by the insulation and is coming out at the weakest point which was a joint on the insulation that was taped. This was proved by insulating all the drain lines but leaving a small gap under each fixture to ensure that our replacements were not leaking. For this issue to be resolved fully the pvc under these fixures will need to be replaced with cast iron. This will help contain the hotter water until it can properly dissipate beyond the limit of friction loss it needs to not cuase enough condensation to cause the rest of the pvc to "sweat"
